A housing development in West Deer will proceed following approval of the plan of lots by township supervisors earlier this month.
The Kingston Plan, formerly known as the Unionville Plan and located at 292 East Union Road, was approved by township supervisors Jan. 18. The subdivision calls for lots to accommodate 45 single-family dwellings on a 29-acre tract near East Union Presbyterian Church.
“West Deer has all the necessary forces that drive growth and new development, including easy access to major highways, shopping and entertainment,” said Frank Zokaites of Northwest Land 1016 LP, the property owner. “The school district is also very well regarded.”
Zokaites said there is a “general shortage of reasonably priced housing in the county, and there has been a complete lack of major recent residential development in West Deer.”

Township officials did not respond to multiple inquiries for comment.
The estimated project value of the Kingston Plan is $15 million to $19 million, with homes starting around $300,000.
Zokaites said he expects to break ground on the project this summer.
“There’s a need for single-family homes in West Deer Township,” said David Lucci of Victor Wetzel Associates, the landscape architect for the project.
Oakwood Heights expanding
Meanwhile, a 77-home Oakwood Heights residential development, also in West Deer and owned by Zokaites, is under construction and opening for sales soon.
The homes will be built in the existing Oakwood Heights development off Bairdford Road, where there are now 47 single-family homes. The planned additions will bring the total to 124.
The starting price of the homes is expected to be in the mid-$300,000 range.
“We have numerous potential new West Deer residents anxiously waiting for the Oakwood Heights opening, and Kingston will offer an alternative choice,” Zokaites said. “Kingston will offer housing options that meet the needs of families that desire convenience, privacy and a smaller neighborhood to enjoy life’s pleasures.”
