Here is a snapshot of new and ongoing residential developments within the communities of North Allegheny as of mid-October.

Franklin Park

Major developments under review within Franklin Park include 10 units at the Blissfield Residential Estates, with one occupied as of mid-October, according to Marci Burkhart, building zoning administrator for the borough.

Deerfield Estates features 92 lots, with the first phase constructed and the second phase recently approved by borough council. The properties have varying status of permits and occupied homes, she said.

Squire Ridge Phase III features 15 lots, 12 of which are developed.

Sugar Creek received approval for eight lots, none of which having yet received permits.

The Summer Fields features five lots and is almost finished, pending sidewalks that need to be completed.

Cardinal Ridge is approved with 26 lots, none of which had received permits as of mid-October, per Burkhart.

Marshall

The Reserve at Marshall and Golden Grove Estates both received preliminary approval from the township supervisors in 2024.

โ€œThey still need to receive final approval from the board of supervisors. The Reserve at Marshall has not yet submitted the application for final approval, and Golden Grove Estates has submitted the application for final approval but has not yet been to the planning commission,โ€ said Julie Bastianini, township manager.

McCandless

A total of 76 new subdivision residential lots in McCandless are approved but not yet constructed or occupied, including 18 lots at The Ridge, with an access off of Perry Highway.

There are just four lots at The Boelher Plan, a small subdivisions on Willoughby and Harmony drives.

And 54 lots are located at the McCandless Square Phase 3, off Blazier Drive near the Ashton Commons senior living community. All of those are are townhomes, according to RJ Susko, planning director for McCandless.

Susko said developers usually sell the single-family lots before beginning construction, but the townhome lots are sometimes sold after construction begins.

โ€œThey typically do not last long on the market, though,โ€ Susko said regarding townhomes.

Additionally, there are seven newly occupied homes in Fassinger Farms in McCandless this year. But there were 17 total lots approved in that subdivision, with 10 occupied prior to 2024, Susko said.

Bradford Woods is built out, so no new development there, said borough manager Rusti Null.

Brandon Chabola, director of facilities for North Allegheny School District, presented a snapshot of residential developments at a recent school board meeting. This helps guide long-term facility planning, among many other factors.

An updated districtwide renovation plan will be held at the school board meeting in January, Chabola said.
