A new upscale apartment building is now leasing units and offering state-of-the-art parking options in the Strip District.

The Stanza has 84 units and 24 unique floor plans on seven floors at 2930 Smallman St.

It’s the latest development project from The AM Group, a private construction, development and real estate business co-founded by Tom Sabol in 2015.

“We wanted a name for the building and a stanza is a series of lines in a poem. Our building is the main stanza (architecturally) in the middle of the block and more importantly, we wanted a name that sticks with you when you hear it,” said Sabol.

To date, more than 27 leases have been secured. Monthly rental prices range from $1,750 for a studio apartment and up to $4,900 for a three-bedroom unit with an extended outdoor terrace overlooking Smallman Street.

Studio, one, two and three-bedroom units are offered in varying floor plans.

Franjo Construction out of Homestead built the property. Stanza assistant manager Craig Lydon said it’s a boutique apartment property because it has less than 100 units.

Amenities include keyless access, natural light/large windows that open, a fitness center, indoor bike storage, washer/dryer in each unit, pet-friendly, quartz countertops, balconies in select units and stainless steel appliances. It’s a smoke-free building.

Property manager Sarah Jones likes to wrap up tours at the rooftop living space.

“It’s a great place to hang out and provides a gorgeous view of the city,” Jones said.

Residents include a mix of working professionals, retirees and folks looking for an exclusive and unique parking system.

The Stanza has three car carousels, operated by STAK, a self-service, vertical automated parking system at the rear of the property. Designed to save space, it is used in urban areas to address parking challenges.

The stacked parking system is an app-driven mechanical parking lift that’s automated and uses vertical space to securely hoist cars on metal platforms.

The resident parking perk is $150 monthly and is optional. Street parking is also available.

“It’s like an elevator for your car,” Jones explained. “It opens up just like a garage and you drive onto the platform and are lifted up off the ground. It’s really the future of parking.”

Stanza resident Denis Cabrera loves the efficiency of scanning a QR code inside the lobby when he’s ready to retrieve his car from what he calls the “vending machine.”

He showed TribLive how quickly his car was lowered down to him by the time he exited the lobby.

“This lift definitely gives me more peace of mind,” Cabrera said. “My car is always out of the elements and above the ground, so it’s not broken into. I feel like more buildings should just start doing this because the streets are flooded with cars.”

The only other building offering STAK parking is The Franklin on Penn, also owned by AM Group and located about a block away.

Cabrera said his other favorite part of living in the Stanza is having a huge outdoor option.

“The rooftop view and space are amazing,” he said.

Jones previously worked in the luxury resort industry and brings decades of hospitality and management experience to The Stanza.

She’s a frequent smiling face around the property and works there up to five days per week.

“We’re always trying to give the best experience possible, we take care of our tenants, spend a lot of time here and they’re a part of the family,” Jones said.
